Progressive Lighting & Energy Solutions’ Retrofit Helps Westwood Medical Plaza Save 59% of its Energy Demand

A project recently completed by Progressive Lighting & Energy Solutions Inc., California’s "green" lighting provider in Tustin, has slashed Westwood Medical Plaza’s energy bills. The building, located at the entrance to the University of California, Los Angeles, is owned by The Muller Company, a Laguna Hills-based investment development and real estate management company.

The Muller Company will save an estimated $26,513 in yearly energy costs and reduce its energy demand by 59 percent, according to Progressive Lighting & Energy Solutions. The retrofit project also reduced lighting demand by about 53 kilowatts and saved 241,030 kilowatt-hours in annual energy demands.

The Muller Company is seeing green in other ways, too, by reducing harmful emissions. Carbon dioxide emissions are estimated to be reduced by 289,236 pounds per year, sulfur dioxide emissions are expected to go down 3,856 pounds a year, and nitrous oxide emissions are expected to be reduced by 16,631 pounds a year.

The Building Owners and Managers Association of Greater Los Angeles (BOMA/GLA) recognized Westwood Medical Plaza for its energy conservation with the Southern California Edison Energy Efficiency Demand/Demand Response Excellence Award at BOMA’s TOBY Awards in September.

"Based on Progressive Lighting & Energy Solutions’ expert retrofitting, we are recommending them to other companies in The Muller Company," said Marvella Hunt, senior property manager, The Muller Company. "If it wasn’t for our partnership with Progressive, we would not have won the TOBY Award."

LADWP Incentives for Energy Reduction Projects

Progressive Lighting & Energy Solutions completed the lighting retrofit and energy analysis in conjunction with the Los Angeles Department of Water and Power’s Commercial Lighting Efficiency Offer Program. The program subsidizes projects that help Los Angeles-area businesses reduce energy demands.

The retrofit project spanned over the course one month, during which time the company replaced more than 1,200 lights. “We swapped outdated T12 fluorescent lights with new T8 light fixtures and energy-efficient electronic ballasts,” said Rudy Ohrt, senior sales representative, Progressive Lighting & Energy Solutions.

"The new fixtures produce brighter, flicker-free lighting for the tenants. Also, the new lights generate less heat, so The Muller Company uses 15 percent less energy and enjoys lowered cooling costs. In addition, we replaced all of the building’s old energy-inefficient exit signs and replaced them with new LED-based signs that use 3 to 5 watts and last about 12 years."
