Insurance Agencies for Green Buildings

Green building insurance is rare...but growing. Here are several property insurance companies that provide for LEED and other certified green building coverage. Lexington, Fireman's, Ace, Travelers

Fireman's Fund Insurance Co.

Fireman’s Fund Insurance Co. is planning to roll out later this year a policy for homeowners who want to rebuild to meet a green building standard. Fireman's Fund, a member of the Allianz Group (NYSE: AZ), was the first company to offer a green building insurance policy in 2006 to cover re-certification and re-commissioning of lost buildings that were certified by the U.S. Green Building Council or the Green Building Initiative.

By investing in state-of-the art electrical, plumbing and roof systems, green building owners experience fewer incidents of risk and loss. In recognition of this, Fireman's Fund offers discounted pricing for building owners who commit to green standards.

Travelers

St. Paul-based Travelers (NYSE: TRV) introduced new green building insurance policies in 2008. The company's Commercial Property Division has launched Green Building Coverage Enhancements, covering the additional cost and restoration time for green building alternatives, expenses related to green building reengineering and recertification, and green roofs.

Its Green Building Coverage Enhancements is for mid-sized businessesto keep pace with evolving sustainable building practices. The program promotes the use of environmentally friendly building materials as replacement components following a covered cause or type of loss.

Travelers now offers coverage for green building re-certification or re-commissioning as well as rebuilding vegetative roofs, none of which were previously covered in commercial building policies.

"Travelers is pleased to note that a number of federal, state and local agencies across the country are instituting programs that encourage, or require, environmentally friendly building practices," said Rich Waskiewicz, senior vice president, Travelers Property.

ACE USA

Philadelphia-based ACE USA (NYSE: ACE) introduced new green building insurance policies in 2008.

ACE says its new Green Building Restoration coverage includes improvements to heating and cooling systems as well as carpets, paints and other interior finishes when customers rebuild according to green building standards. Designed to provide coverage to insureds who desire to re-build their property, following a loss, to a more environmentally friendly or "greener" standard. "Typically, green products and services are more expensive and therefore are not covered by the standard replacement cost property policy. Through this coverage, insureds are allowed to rebuild to a greener standard," states the ACE news announcement.

The stand-alone ACE Green Building Restoration policy would cover any damaged real property, and is available for banks, manufacturing facilities, universities and colleges, retail stores and other industries.

Lexington Insurance Company

Lexington Insurance Company, an AIG company, is a property and casualty insurance organization. In early 2008, Lexington launched "Upgrade to Green(SM) Commercial" -- insurance that allows commercial property policyholders to rebuild the insured building and replace personal property with products that embrace sustainability principles and reduce the overall impact of the building on the environment. Upgrade to Green Commercial is available as an endorsement to Lexington Insurance Company’s commercial property insurance policies.

Upgrade to Green Commercial coverage responds to covered partial and total losses for both (LEED®) certified and non-LEED certified buildings. In the event of a total loss, LEED certified insureds will be allowed to upgrade their building to the next level of LEED certification upon reconstruction. Non-LEED certified insureds can use the coverage to rebuild to a LEED silver standard.

Upgrade to Green Commercial also covers expenses for recycling during reconstruction and at the time of loss. To enhance indoor air quality after reconstruction has been completed, the coverage allows insureds to conduct a period of indoor air testing and increased outdoor air ventilation of the reconstructed space using new filtration media to remove construction contaminants in accordance with LEED protocols.
